Republic Land Development LLC is actively seeking opportunities to acquire, entitle and develop raw land for residential, office, commercial, industrial, institutional or mixed uses.  Republic Land’s principals, in close coordination with an array of public and private entities, have created some of the most memorable landmark destinations in and around Washington, DC.

Republic Land is uniquely qualified to navigate the often competing political, community and economic concerns that must be satisfied to successfully realize the potential value of land.  Capitalizing on the vast experience of its principals in public-private work, as well as experience assembling large sites for their historical commercial development portfolio, Republic Land creates value to the land development process through three principal processes:

  • Securing binding, long-term contracts with private parties to acquire raw land in areas that are in the short-term or mid-term path of population or business growth
  • Obtaining public-private approvals for development or redevelopment of land in areas of public interest where subsidies are available
  • Investing risk capital into obtaining the appropriate zoning, entitlements and approvals to permit the property to be developed at a significantly increased value over the purchase prices for the land

Unlike many public homebuilding companies and institutional real estate investment companies, Republic Land can pursue the high-risk, initial land development work by combining its private capital with the professional experience of its Development Team.

As a private entity, Republic Land has complete flexibility to structure transactions in ways that will satisfy the unique needs or interests of the land owners, including joint ventures, straight acquisitions with either long-term or short-term closings, tax-efficient exchanges, or as development agreements with contingent profit participation.

During the entitlement process, Republic Land identifies strategic partners, purchasers or tenants/users for its planned developments. 

In the case of residential opportunities, Republic Land has developed direct relationships with national and regional homebuilders to acquire raw and entitled land, to enter into joint venture partnerships and to acquire finished building lots. 

Republic Land’s current activities include a pipeline of over a dozen projects potentially yielding over 8,000 homes, along with a mix of commercial and business uses within a series of carefully planned community developments, including condominiums, traditional housing and active-adult retirement living.  At build-out, these projects will represent a multi-billion dollar investment program. 

Republic Land’s ventures are focused on the strongest markets in the United States, including the corridor between Richmond and Baltimore, which has experienced unprecedented growth in recent years.  Many of these projects are located in suburban Washington, DC, jurisdictions, which enjoy additional economic protection as the center of the U.S. Federal Government.
